5 questions you should ask an agent

So you decided to start looking for a new place or you want to sell your current house and you need an agent. When you look for an agent it is super important to interview them like an employer would interview a potential employee. It can be a bit hard to know exactly what questions to ask but don't worry, I'm here to help 😉

Here are 5 questions you should be asking a potential real estate agent. (If you don't like video or if you don't want your boss to catch you watching a video, keep scrolling I have a written version for you too!)



How long have you been in the business?

This is a great question to ask a potential agent to see where they are in their career. There are some tradeoffs when you choose a newer agent versus a seasoned agent and vice-versa. With a newer agent they may be more up to date on all the new ways to get transactions done (for example apps, technology, etc.) but a more seasoned agent may have the experience and grit to get some deals done while lacking the more modern approach. At the end of the day make sure you choose an agent that works the way you would like them to.

How will you market my property?

When it comes to selling your home you need, I repeat, need to know how the agent will be marketing your property to potential buyers. Many agents have a marketing plan that they can lay out for you and go over exactly what will be done to get the word out for you. With the current state of real estate you need to make sure that having an online presence for your listing is included in their marketing plan.

Other forms of marketing they may offer:

  • Professional photography
  • Social media ads
  • Door knocking
  • Open houses
  • Promo videos
  • and some other creative methods they may have

What makes you different than all the other agents?

There are about 3000 real estate agents/associates registered at the real estate board in Edmonton. There is always something that makes one agent different than another. Whether that's how they market properties, their attitude, their network. There are a lot of things to consider and like I said a few paragraphs before, choose what you are comfortable with.

Can I see the documents I will be required to sign/complete?

Real estate transactions are some of the largest transactions you can have in your life, well unless you are a millionaire and decide to buy an exotic car every once in a while (please call me if you are, I love me some cars). The documents that are involved may require some legal advice depending on your situation and getting the agent to show you the forms and go over them is a must in the interview process. This will also show you how prepared they are and how knowledgeable they are about the forms.

For example if an agent comes with the forms and is able to explain them to you I would say they are very prepared and may be a phenomenal agent.

How much do you charge?

At the end of the day you are performing a transaction. You need to know how much their fees are before you sign any forms or move forward with anything. Keep in mind for most buyer transactions the seller pays the fee, BUT I would highly suggest still paying attention to the fee structure on the agreement forms.
